Common questions

Do you work from our architect's drawings?

Yes - that is the normal way we start. Most of our clients come to us holding a completed set of architectural drawings and a consultant team, and are choosing a builder to execute them. We tender on the drawings as issued.

What happens when something unexpected turns up in an old house?

On a period property, something usually does. Rot, previous alterations, undersized framing, footings that were never adequate. The question is whether your builder can identify it, price the fix and keep the program moving. Tobijs came up through carpentry and has spent over 20 years working in period structures.

How do we know what is happening on site?

Program, budget and site activity are tracked in our construction management software, and you have access to it. You can see where the project stands without waiting for a site meeting or a phone call.

How many projects do you run at once?

Deliberately few. Limiting the pipeline is what allows the director to be personally across every project rather than supervising from a distance, and it is the reason we take on the work we do.

What size projects do you take on?

Beyond Form regularly delivers projects in the range of $1M to $6M+. We are not the right builder for smaller renovations, and we would rather say that at the first conversation than at tender.

Can you build a multi-townhouse development?

Up to two dwellings. Beyond Form does not hold a multi-residential licence, so two on one site is the cap. Anything larger needs a different builder.

Which suburbs do you work in?

Metropolitan Melbourne and surrounding suburbs, with a strong focus on the inner eastern, inner southern and bayside corridors - Toorak, South Yarra, Brighton, Balwyn, Caulfield, Malvern, Hawthorn and Edithvale among them.
