What to expect
Can we stay in the house while you do it?
On a renovation at this scope, almost never. We will tell you that at tender and give you a realistic program rather than an optimistic one, so you can plan the move once instead of twice.
What happens if the scope changes once walls come off?
On a non-period house this is less common than on a heritage job, but it still happens - old services, structure that does not match the drawings, or a decision you make once you can see the space opened up. Any change is priced and agreed before it proceeds, not invoiced after the fact.
How do we plan for the move out?
We give you a realistic program at tender, not an optimistic one, specifically so you can plan the move once rather than twice. Program and site activity stay visible in our construction management software throughout, so you can see whether the date is holding.

Common questions
Do you take on renovations without a heritage overlay?
Yes - a full home renovation on a non-period house is one of our four core services. There is no heritage fabric to protect, so the work is about reconfiguring how the house lives and lifting the finish, not facade retention.
Can you manage council approvals for us?
We coordinate the council documentation alongside your architect as part of the build, rather than leaving it to you to manage separately. It is priced and programmed in from tender, not treated as a separate process.
How is this different from a heritage renovation?
A heritage renovation has to work around what already exists - a facade, original fabric, an overlay. A full home renovation on a non-period house has none of that, so the constraints are different: it is a reconfiguration and finish problem more than a preservation one.
Do you handle the kitchen and bathroom design as well as the build?
The design is your architect's, same as the rest of the project - we build to their documentation. Where we can see a constructability issue with a joinery or stone detail, we raise it at tender rather than once it is ordered.
